Happy belated Canada Day! We hope everyone is having a fantastic start to summer and keeping cool during this heat weave.
1650 AVENUE ROAD NOW PROPOSED FOR 12 STOREYS
A condominium was previously approved by the City for the west side of Avenue Road between Cranbrooke and Brookdale Avenues for 8 floors which is generally consistent with existing new condominiums on Avenue Road. However, the developer is now seeking approval for a “minor variance” at Committee of Adjustment to increase the height by 4 floors plus a mechanical penthouse. See the diagram below showing the increased height.

The 3 resident associations adjacent to Avenue Road (South Armour Heights, Upper Avenue, and BPRO) are working together to try to stop this as it would set a new precedent for all future developments on Avenue Road. BPRO has allocated funds to have a planning consultant assist us and present our case to the Committee.
The Committee of Adjustment hearing is scheduled for Thursday, July 23 at 10:00 a.m.
It makes a huge difference if Mike Colle our local Councillor (councillor_colle8@toronto.ca) AND the Committee of Adjustment also hear from a large number of individual residents.
You can email in pdf format a one page submission with your name and address to: coa.ny@toronto.ca. The deadline for this is July 16.
You can also register to attend the hearing on-line or in person to make your views known. If interested, you must register by July 21. All details regarding the hearing are set out in the City’s public hearing notice and application file (Committee of Adjustment file A0131/26NY).
| MEET A NEIGHBOUR: EMILY S. — MISS TEEN NORTH YORK 2026 |

My name is Emily, and I am 13 years old, currently completing Grade 7 and preparing to enter Grade 8 this fall. I have a passion for mathematics, volleyball, community involvement, and pageantry. In the future, I hope to pursue a career as either a mathematician or a professional volleyball player.
Earlier this year, I discovered the Miss Teenage Ontario competition online and immediately became interested in participating. With the support of my family, I prepared for the event and was honored to be crowned Miss Teen North York 2026. I was also proud to receive the Best Cruise Wear Award. This achievement has given me the opportunity to represent North York at the national competition and to use my voice to make a positive impact in my community.
My pageant platform is Youth Mental Health, a cause that is very important to me. Today, many young people face challenges such as anxiety, stress, loneliness, and social pressures, yet mental health is not always discussed openly. I believe every young person deserves support, understanding, and access to resources that help them thrive.
As part of my platform, I launched “Hear Us, Heal Us,” a fundraising campaign in support of the SickKids Foundation. Through this initiative, I am raising funds to support programs that help children and youth facing health challenges. So far, I have raised approximately $1,080 toward my goal of $2,000. Beyond fundraising, I hope to help reduce the stigma surrounding mental health by encouraging open conversations, promoting awareness, and reminding young people that seeking help is a sign of strength.
I am grateful for the encouragement I have received from my family, friends, community members, and some local business sponsors who have supported me throughout my journey. Their support has helped me pursue opportunities to represent our community and advocate for causes that matter to young people.
In my free time, I enjoy playing volleyball, playing tennis, solving challenging math problems, participating in community activities, and spending time with family and friends.
As I continue my journey toward the national competition, I look forward to representing my community with pride and using my platform to raise awareness for Youth Mental Health.

GREY ROAD PARKING PETITION
The UACA’s request to improve pedestrian safety on Grey Road was recently discussed with Deputy Mayor Mike Colle and his team. The proposal would restrict parking on the west side of Grey Road from 8:00 a.m. to 6:00 p.m., Monday through Friday. The matter is scheduled to be considered by the North York Community Council mid July. Residents with questions or concerns about the proposal are encouraged to contact us at info@uaca.ca by July 10, 2026.
