Welcome to August. We hope everyone is enjoying the summer.

I would like to update everyone on the proposed application to increase the height of 1650 Avenue Road from the already approved 8 storeys to 12, then more recently proposed at 11 storeys. While the proposed condominium is on the west side of Avenue Road between Cranbrooke and Brookdale, it would set a precedent for future development which we know is coming based on the large undeveloped sites currently lining both sides of Avenue Road north of Lawrence.

BPRO together with Upper Avenue Community Association (UACA) and South Armour Heights Residents Association (SAHRA) worked together to prepare for the Committee of Adjustment hearing scheduled for July 23.
Please know that your membership fees helped pay to retain a professional planning consultant to assist us.

Along with the 3 resident associations, Councillor Colle wrote a strong letter to the Committee of Adjustment (C of A) opposing the proposal. The Planning Department refused to support the application and recommended a deferral pending the developer submit further reports on the impact of the increased size.

As a result of strong community objections and concerns raised by the Planning Department, the developer requested a deferral at the Committee of Adjustment hearing which was granted.

What’s next? It is up to the developer to decide what to do. They can go ahead with the already approved 8-storey building or likely come back with a proposal for a larger building which could be decided at Committee of Adjustment or at the Ontario Land Tribunal.
