1648-1670 Avenue Road Height Increase

AVENUE ROAD DEVELOPMENT RETURNS TO COMMITTEE OF ADJUSTMENT ON NOVEMBER 12

In 2023, the City approved an 8-storey building at 1648-1670 Avenue Road and 405-407 Brookdale Avenue, on the west side of Avenue Road opposite the former Avenue Nissan site. In April the developer applied to increase the height to 12 storeys. The developer has since reduced the request to 11 storeys.
The application (City file A0131/26NY) will be heard by the North York Committee of Adjustment on Thursday, November 12. The hearing begins at 2:00 p.m. and this file is first on the afternoon agenda.

BPRO’s position

BPRO opposes any increase above the approved 8 storeys. An 11-storey building at this site sets a precedent for the length of Upper Avenue, and the result over time is a canyon that replaces the low-rise village character of the street. BPRO has helped fund a planning consultant on this file and shares its position with the South Armour Heights Residents’ Association (SAHRA) and the Upper Avenue Community Association (UACA).
